1. How much does it cost to Submeter?

In order to provide an accurate price, NES will need to get some information about the property i.e. type of meter that would be best for the property, location of meters, water shutoff valve locations, number of units. Typically the return on investment is seen in 12-18 months. If Submetering is not ideal for your real estate, we can also provide a RUBs quote. Call us or click Get a Quote to start this process.

2. Is there a way for me to see my residents usage?

Yes, absolutely, we will provide a log-in to our web-based system so you have access 24/7 to the information about your property. We also provide training and a property liaison that can provide assistance anytime.

3. How do I reset my password for my NES account?

To reset your password, click My Account at the top right, then look to the right of the LOGIN button and click “I Don’t Know My Password.”

4. How does the metering equipment work?

A meter and transmitter are installed in each apartment unit. The transmitter communicates with the central computer which typically is located in the leasing office. NES connects to the computer to pull usage information. This data is used to create the bills that are sent to the resident.

5. Can any provider read the NES equipment?

Yes. Unlike other submetering companies, if you purchased equipment from us you are not “locked in” to a proprietary metering system. We only provide non-proprietary equipment that is able to be read by other submetering companies.

6. What is RUBS?

RUBS is an acronym for Ratio Utility Billing System. Essentially we take your water bill and determine your common area square footage and divide it out amongst the apartments using a combination of factors. RUBS is ideal for real estate that is unable to be Submetered or when Submetering is not a wise financial decision.
