During winter, open curtains on your south-facing windows during the day to allow sunlight to naturally heat your home, and close them at night to reduce the chill you may feel from cold windows.
Set your thermostat at 65°-68° F during the winter while you’re home during the day. Lower it at night or while you’re away to 55°-58° F. Please note that people with medical problems may require a higher setting.

Doing the right thing can be profitable!
Conservation: The Next Step
How can you do more?
Every action we take has an ecological impact on our environment. Consumption of natural resources, pollution, waste. All things that contribute to the footprint we leave on the world. With everyone's help we can help reduce these "ecological footprints" and make the earth a healthier place.
At Home
Everyone knows cars are a huge source of air pollution. Try alternate modes transportation, walk, bike, bus, even carpool. Every car that's not on the road is helping to reduce pollutants.
Make your home resource efficient. Install energy saving light bulbs and low flow water fixtures.
Lawn maintenance requires a lot of fertilizers and pesticides. Go natural. All of those chemicals can contaminate the environment and ruin our drinking water!.
Refill plastic drinking bottles and save plastic utensils.
A large portion of our trash could be reused for other products! Aluminum, glass, plastics, newspaper, printer paper. All of these items are ripe for recycling to conserve our resources.
At Work
Maximize daylight hours and turn off unneeded office lights.
If you do require artificial light, use energy star approved lamps and eco friendly bulbs.
Recycling isn't just for the home. All of the copy paper, aluminum cans, and plastics that can be found around the office can also be reused.
Look for ways to improve printing efficiency. Print on the backs of old documents, or focus more on using email and other electronic media.
Look for recycled paper stock when buying. This is sometimes called post-consumer waste. Also look for non chlorinated or non bleached paper.
Check to see if your printer has an econo mode.
Set all electronics (computer, printers, faxes, etc.) to hibernate after an allotted amount of time idle.
Use a power strip to plug in your equipment so you can easily shut everything down at the end of the day.
Instead of waiting for the elevators, walk between office floors.

Utility Submetering Systems
Wireless/Remote - Each individual submeter is equipped with a radio transmitter. These transmitters count the number of times a meter turns or pulses. A data collector, located at the property, collects the information from the transmitters, and reports it back to the company providing billing services. Wireless submeters can be installed inside or outside each unit.
Electronic - Utility Submeters readings are collected from radio transmitters by a technician onsite, using either a portable read collector with antenna, or a touch-based data collector. Submeters can be installed either inside or outside each unit.
Manual - A Manual system requires each meter to be visually read by a technician. These meters are usually located outside each unit.
Sold On Submetering? Let Us Provide Your Equipment!
When choosing a meter equipment and installation provider, two factors are important: Experience and Options. NES has been installing utility submetering systems for over 30 years, and are proud to offer a variety of utility metering systems to fit your property's needs.
Submetering Equipment Is Affordable
Depending upon your needs, utility submetering equipment can be expensive. But that should not prevent you from realizing efficient utility cost recovery now. NES offers you state-of-the-art submetering systems tailored to your specific needs with financing available. Plus, all of our equipment is covered by our Exclusive Forever Warranty.
Submetering Equipment Should Fit Your Needs
There are a great number of different submetering systems available, and each is designed for a specific application. In order to ensure that a submetering system will meet your needs, NES will perform a detailed onsite inspection of your property.
Submetering Equipment Comes In All Shapes and Sizes
Because each property is different, submeters and submetering systems are designed to be flexible. The type of submetering systems currently available are:
Wireless systems, which allow the reads to be collected remotely
Electronic systems, which use a handheld device to collect reads
Manual Systems, which are read visually
Let us help you design a solution that meets your needs.
Submetering Equipment Should Never Be Proprietary
Some submetering companies try to sell their clients proprietary submetering systems, or systems that only the provider can use. This keeps you chained to that vendor for your utility billing, even if you are unhappy with their services. NES is proud to be a reseller of the finest submetering equipment in the world, and we never use proprietary equipment.
Submetering Equipment That Lasts
NES carries only the finest submetering equipment, so you can be sure it will last. How can we be sure? Because we stand behind our products with our Exclusive Forever Warranty. Our Warranty is simple: if we sold you the equipment, we will replace ANY component that breaks, for as long as we have the billing. That means that service calls, equipment repair or replacement are FREE.
"I Didn't Get My Submetering System From NES. What Can I Do?"
No Worries. NES can work with any submetering system currently available. We also offer an Extended Warranty on equipment provided by other vendors. After tuning up your property, we will provide a maintenance plan to keep your system running smoothly.

Once your property is submetered, the next step in recovering utility costs is to read and bill your consumers for their individual usage. Who you choose as your billing company will drastically affect the success of your utility management program.
Metered
Metered Billing Hits The Mark
When Utilities are included with rent, you must guess what your
utility consumption will be for the year, and then sit back and hope
that local municipalities do not raise their rates or that your consumers
do not overuse it. Metered Billing allows you to recover your utility
expenses more accurately on a month-by-month basis.
Metered Billing Encourages Conservation
It is a simple fact: Consumers who are fiscally responsible for their
utility consumption tend to use less. Implementing a Metered Billing
program can reduce your overall utility consumption, while making your
consumers more environmentally aware.
Metered Billing Is Fair
Flat fee utility billing puts an unfair burden on single-consumer and
seasonally-occupied units. While all of your consumers pay the same fee,
units with higher occupancy get more usage for the same amount of money.
Using Metered Billing, consumers pay only for what they use.
Metered Billing Keeps Your Properties Competitive
Adding additional charges and fees to your rent can make your property
unattractive to potential consumers. Instead of inflating your rents,
Metered Billing allows you to keep your rents lower, making your
property more appealing to consumers.
Metered Billing Saves Your Staff Time
Adding utilities to your rent also adds more responsibility to your
on-site property management. Dealing with consumer questions and
complaints and chasing delinquencies can rob your staff of their time.
When you institute Metered Billing with NES, you also get our
fully-staffed customer service and collections departments to answer
tenant questions and pursue past due accounts.
Sometimes, the constraints of space or construction do not allow a property to be submetered. This should not prevent you from taking advantage of utility cost recovery. The answer is Ratio Utility Billing, or RUBS.
RUBS: How Does It Work?
Simply put, RUBS takes your entire monthly utility expense, and divides it among your consumers, using some common measure, such as square footage, number of occupants, or number of rooms.
RUBS Is An Alternative To Submetering
RUBS Billing can help increase your utility cost recovery when you cannot use submeters. Since RUBS are calculated based on your monthly utility bill, you will be able to recover a greater percentage of your utility expenses.
Does RUBS Encourage Conservation?
Yes. Where submetering encourages individual consumers to conserve, RUBS promotes the community as a whole to decrease utility usage.
RUBS Billing Is Fair
While RUBS billing does not measure a tenant's exact usage, the common unit or units of measure that are used to allocate utility expense are based upon industry-wide statistics. For example, in all but a few cases, a unit of 1,200 square feet has more rooms and more occupants than a 750 square-foot unit. It takes more gas or electric to heat the first unit, and increased number of occupants would increase the amount of water used. Therefore, the bill for the 1,200 square-foot unit would be understandably higher than that of the 750 square-foot unit.
RUBS and the Rules
Each municipality sets strict rules regarding what criteria can be used for RUBS billing. In general, there are six basic RUBS formulas used throughout the industry.
NES has the knowledge and experience to keep your RUBS billing in compliance.
